Comcon is delighted to be working in conjunction with Sardex Co. Ltd, a major developer based in Bangkok, Thailand. This project involves the renovation of The Residence 26, which is located, as the name would suggest, in Sukhumvit Soi 26. Comcon will be working in collaboration with the original architect who designed the property more 30 years AGO and continues with the company on an ongoing basis.

The property, in its current state, is in one of the most desirable neighbourhoods in Bangkok and extremely popular with the Japanese market. It is within walking distance of the BTS at Phrom Phong and the MRT at Asoke. The Emporium, Terminal 21 and Tesco are also close by, making the property exceedingly marketable, hence the desire to complete the renovations. In order to reach out more to the Japanese market, the owners have sought assistance from a Japanese operator/agent who will be charged with marketing the property to this particular group.

Sardex and Comcon will be completing the project over two parts. Phase 1, will involve turning an existing seven storey commercial building into 42 upmarket serviced apartments. Extreme care will be taken to ensure that this renovation appeals to the target audience. The ground floor will be a commercial unit with the plans yet to be revealed if this will be a restaurant or coffee shop. As there are a number of Japanese businesses in Bangkok, the second floor will be a purpose designed meeting and conference area. This will leave floors three to seven available for the serviced apartments which will be a combination of studios and one or two bedroomed units.

The second phase of the project will be far more complex as it involves the complete renovation of the existing 18 storey condominium tower, situated at the back of the current commercial property. As part of the work to be conducted, the existing swimming pool will be removed to allow for a mechanical car park to allow for more parking at the property – a problem that had previously been highlighted by residents. A new swimming pool will be installed, ensuring that the facilities are of the highest order.

Another major change will be the conversion of each floor. In its current state, the condominium only has one sizeable unit per floor. As part of Comcon’s undertaking, we will be required to convert the fifth and sixth floors into four smaller rental units on each floor, the exact split is yet to be determined. Floors seven to eighteen will still remain as one unit per floor but will be converted into large 4 bedroom condos designed to cater for Japanese expatriate families. Once again, each unit will only be available for rental purposes.
